Twenty-six years on the outside of these houses turned into a fair amount of work on the inside of them. A kitchen gut and a dead sprinkler zone reach the same two brothers.

Every zone, only the water it needs.

A zone that runs too long is not generosity, it is a water bill. Each one gets its runtime from its own head type, soil and slope when we commission it — then we trim it every visit as the season turns.

Most of the failures we get called out for on a July afternoon were preventable in April. Here's the rhythm we keep our customers on — and where you are in it today.

Stage 01

Spring start-up

Charge the mainline slowly, walk every zone, adjust arcs and nozzles, reprogram the controller for spring rainfall.

March – May
Stage 02

Peak-heat pressure check

Pressure read at the furthest head, clogged nozzles cleared and runtimes bumped for the six weeks that actually burn a lawn out.

June – August
Stage 03

Mid-season audit

Catch clogged nozzles, sunken heads and dry corners while the lawn can still recover — and trim runtimes as days shorten.

September – October
Stage 04

Winterization blow-out

Compressed-air blow-out of every zone before the first hard freeze. The single cheapest way to avoid a cracked mainline in February.

November – February
